Services include MEP/FP and Fire Alarm design, Energy Modeling, LEED, BIM/Revit Modeling and Construction Administration for two buildings on the Congress Heights Metro site. The project provides community members with underground parking, larger sidewalks for pedestrians, an eight-story office building, 200+ residential units and an accessible metro station entrance surrounded by a beautiful courtyard.

The office building is approximately 236,355 SF and is a core and shell design with tenant fit-out done separately.  The residential apartment is about 211,233 SF and is a complete MEP design but retail spaces however are only core and shell designs. Scope also includes a Foundation to Grade package for the Residential and Office buildings.

Net Zero design services include a sensitivity analysis, 8760-hour energy usage modeling study and power generation design for a PV farm and fuel cell design. SETTY also helped identify funding sources .
